FAQ

Questions we love to answer.

How much does a home inspection cost on Long Island?

A Diamond home inspection costs between $550 and $750 for most single-family homes on Long Island. The exact price depends on square footage, the age of the home, and add-on services like mold or termite testing. We give you a flat quote up front — no surprises.

How long does a home inspection take?

A home inspection takes 2 to 3 hours for an average home. Larger or older homes can take longer. You're welcome to walk through with us at the end so we can show you everything in person.

What's included in a home inspection?

A Diamond inspection covers the roof, attic, foundation, structure, exterior, full interior (doors, floors, carpeting, lighting), electrical, plumbing, HVAC, insulation, ventilation, and built-in appliances — over 400 individual items, documented in your report.

How soon will I get my inspection report?

You'll get your report within 24 hours of the inspection — usually the same evening. Reports include photos if requested, plain-English explanations, and clear priority levels so you know what's urgent and what's just good to know.

Should the buyer attend the home inspection?

Yes — we recommend buyers join us for the last 30 minutes of the inspection. That's when we walk the home together and show you the findings in person, which is far more useful than reading about them later.

How far in advance should I book an inspection?

Most inspections are scheduled within the same week, and often within 48 hours. Call (516) 805-3630 or request an inspection online and we'll confirm a time that works for your contract deadline.

Is your home inspector licensed and insured?

Yes. Robert McKinley is a New York Licensed Home Inspector (license #16000043249) and a Licensed Pesticide Technician, with over 40 years in the construction and building industry. Diamond Home Inspections is fully insured.

How should I prepare for my inspection?

Make sure the utilities are on and the inspector has access to the attic, electrical panel, crawlspaces, and any locked utility rooms. Sellers should also crate or remove pets on the morning of the inspection.

What areas do you serve?

Diamond Home Inspections serves all of Long Island — Nassau County and Suffolk County — plus Queens and the rest of the five NYC boroughs: Brooklyn, Manhattan, The Bronx, and Staten Island.
